The Pellegrino Law Firm's real estate and municipal law experience have led us to develop an extensive and successful property tax appeal practice.
Our firm has been successful in 100 percent of our tax appeals. We have achieved several multimillion dollar reductions in property values for our clients *. Our top three cases are as follows:
• Office complex in North Haven resulted in a $12 million reduction in value
• Industrial site in North Haven resulted in a $4.7 million reduction in value
• Residential complex in Milford resulted in a $1.5 million reduction in value
* The outcome of each case is dependant on its facts. The outcomes listed above are for illustrative purposes only, and are not meant to serve as a guarantee.
The Property Tax Appeals Process
Your town by statute has to revalue your property every four years and send you the new assessment. You have the right to appeal the new value to the local board of tax appeals by filing an application with your assessor by February 20 of each year.
After you meet with the board of tax appeals, if you are not satisfied you can appeal to the Superior Court within two months of the tax board's decision. We represent clients throughout Connecticut in ensuring that the value placed on their property by the town is its fair market value.
From many years of working with real estate appraisers, our lawyers have an excellent understanding of the three methods of appraising real estate value: the income approach, the sales comparable approach and the cost approach to value. This knowledge helps us negotiate with the city to determine the fair market value of a property.
