Landlord Tenant:

Our Firm has represented landlords since its inception.   Our clients come form all over Connecticut and out of state and are owners of shopping centers, commercial and residential buildings.   We understand the priorities of our clients, whether they own a 200 unit building or a one family home.   Keeping up with the laws permits us to update leases to provide appropriate provisions to ensure our clients have all of the legal protections under current laws.   If a resolution cannot be made with a tenant, we are skilled in bringing suits to the Superior Court's Housing Division, which is an appropriate forum for hearing landlord tenant disputes.   We obtain quick results for our clients in evictions, rent collections and other lease violation matters.

Foreclosures:

The Pellegrino Law Firm began its foreclosure practice in 1970.   We presently handle foreclosure actions for government entities, local and out of state servicers, lenders and individuals.   We are able to obtain quick results in representing lenders and are equipped to meet HUD, VA and FHA time schedules.   Our experiences on both sides of foreclosure actions have given us the skills to obtain favorable results for lenders or homeowners.   We are successful in helping our clients with their foreclosure problems by exploring several options, we utilize daily:

Condemnations and Tax Appeals:

Our Firm's real estate experiences have permitted us to develop an extensive condemnation and tax appeal practice.   The Pellegrino Law Firm works daily with appraisers and has an excellent understanding of the three methods of appraising property.   (the income approach, the sales comparable approach and the cost approach to value)   This knowledge helps us to negotiate a fair price for our clients when their properties have been taken.   We battle both the local and State agencies to obtain just compensation for our clients.

Our Tax appeal practice has grown tremendously in the past 10 years.   We have been successful in 100% of our tax appeals.   Your town by statute has to revalue your property and send you the new assessment.   You have the right to appeal the new value to the local board of tax appeals by filing an application with your assessor by February 20 th of each year.   After you meet with the board of tax appeals if you are not satisfied you can appeal to the Superior Court within 2 months of the board's decision.   We represent clients throughout Connecticut in ensuring that the value placed on their property by the town is its fair market value.
